Beijing Southeast Expressway Smart Logistics Hub Cold Storage Project
Upon project completion, the 12.7m large column spacing scheme reduced the number of internal columns while providing ample structural space for flexible arrangement of intelligent racking and automated equipment, improving effective storage capacity utilization and rack layout flexibility, meeting the owner's operational requirements for high-standard modern cold chain facilities. This project is a representative engineering practice of BICP's Taiku system in the Beijing market and a reference case for the application of large-span post-tensioned cold storage in urban logistics hub scenarios. It demonstrates the methodology of deep integration between rack system BIM collaborative design and structural system selection, as well as the technical review pathway for special structures under strict urban approval environments, making it suitable for reference by cold chain construction investors in Beijing and similar first-tier cities.

The large-span post-tensioned flat slab system effectively reduced the number of internal columns on each floor, improving rack layout flexibility for multiple temperature zones and enhancing warehouse management efficiency. The floor height advantage of the post-tensioned flat slab system, compounded across 12 stories, positively impacted overall building height and volumetric efficiency. This project represents a benchmark engineering practice by BICP in high-rise cold chain buildings (12 stories, 68.1 m), validating the applicability of large-span post-tensioned flat slab systems in managing cumulative vertical loads, coordinating inter-story drift, and ensuring long-term prestress performance. It provides a valuable engineering reference for structural system selection in similar high-rise cold chain storage projects.

Through systematic execution, the cold storage cluster completed structural construction and acceptance in phases. The long-span post-tensioned flat slab solution reduced column count and increased effective storage capacity in each store, achieving the planned overall storage density. The uniform structural standards across all 8 stores also simplified later maintenance: maintenance personnel gained better understanding of structural characteristics and requirements, improving efficiency in troubleshooting and handling potential issues. This project demonstrates BICP's systematic delivery capability for large-scale cold chain parks. The methodology of 'park-level unified technical standards plus individual optimization' provides a reference logic for structural selection and construction organization of multi-store cold chain parks, suitable for investors and general contractors of large cold chain facilities.

Upon project completion, the post-tensioned wide shallow beam solution met backfill load safety requirements while providing the structural space needed for the AS/RS. Rack installation proceeded smoothly without conflicts between structure and rack layout. Compared to conventional frame beam-slab structures, floor-to-floor height was reduced by approximately 500 mm, lowering excavation and backfill costs. Compared to flat slabs, structural safety was enhanced, passing engineering review and alleviating the owner's safety concerns. This project demonstrates BICP's '3D BIM collaborative analysis and design of building and rack systems at the planning and design stage' in a high-end intelligent cold storage facility, validating the applicability of the post-tensioned wide shallow beam solution under complex loading conditions (backfill + heavy AS/RS). The project provides a reference for cold storage facilities converted from underground garage roofs with heavy backfill, where flat slab punching shear limits are exceeded and high headroom is required, as well as for intelligent cold storage projects needing precise AS/RS adaptation.

After commissioning, the workshop floor maintained good integrity over years of operation, with no significant cracking or joint deterioration. Dust accumulation was notably reduced compared to conventional jointed floors, meeting the high hygiene standards of cigarette manufacturing. Maintenance frequency was effectively lowered, reducing production downtime caused by floor repairs and positively impacting continuous production. This project is an early representative application of BICP's post-tensioned integrated floor technology in the tobacco industry and served as an important reference for subsequent promotion of BICP's Taiping post-tensioned integrated floor system in China's tobacco sector. It validated the engineering applicability of the post-tensioned integrated floor solution under high-cleanliness and high-forklift-traffic conditions, providing a reference for industrial facilities in tobacco, food, precision manufacturing, and other sectors with stringent floor hygiene and stability requirements.

Post-completion, under the -60°C operating environment, the post-tensioned structure and BICP-ST anchorage system have maintained stable performance through subsequent periodic inspections. The large-span column layout effectively reduces internal columns, improving racking layout for national reserve goods and enhancing warehouse management efficiency. This project is a representative engineering practice for BICP in -60°C ultra-low temperature cold storage, validating the applicability of the BICP-ST anchorage system under such conditions and providing a reference for similar ultra-low temperature storage projects (e.g., aquatic product cold storage, specialty food storage) during anchorage system selection.

After project completion, the 12m×12m large-span layout effectively reduced the number of internal columns, enhancing flexibility in rack arrangement and meeting the diverse storage needs of port cold chain transit operations. The 64m structural height of this high-rise cold storage facility was among the highest for similar completed projects in China at the time, validating the engineering applicability of large-span post-tensioned flat slab systems in high-rise cold chain buildings. This project provides a reference for cold chain logistics enterprises in land-constrained areas: by combining high-rise cold chain buildings with large-span post-tensioned structures, higher total storage capacity can be achieved on a smaller footprint while maintaining flexible rack layout. It is suitable for port logistics, urban distribution centers, and other land-constrained scenarios.
View project →Cold StorageChengdu Yinli Phase II Cold Storage Project
Upon completion, the owner compared Phase II (B4, B5) with Phase I. The 12 m × 10 m large-span scheme reduced the number of internal columns by over 60% for the same floor area, increased usable storage volume by approximately 40% (to be confirmed before publication), and significantly improved rack layout flexibility and forklift maneuverability. Each floor's structural depth was reduced by about 800 mm compared to traditional waffle slab systems, lowering the effective refrigerated volume and positively impacting operational energy consumption. The project received the First Prize for Scientific and Technological Progress from the China Federation of Logistics & Purchasing and the Sichuan Civil Engineering Li Bing Award, recognizing its engineering value. This project is a representative early application of BICP's Taiku system in cold chain warehouses, validating the feasibility of large-span post-tensioned flat slabs for cold storage structures and providing a reference for structural selection in similar future projects.
